Harold’s Cross Apartments, Dublin

Overview

Douglas Wallace were instructed by Rivergate Developments to deliver an innovative residential scheme in a difficult and constrained urban site in Harolds Cross, Dublin. The site is within the curtilage of a national monument.

Our brief was the delivery of a planning application to a very tight timeline which was successfully achieved within 6 weeks. The scheme consists of 34 apartments and 30 car parking spaces and involved an innovative design approach in order to achieve a high density scheme and a successful planning application. Planning was granted by An Bord Pleanala in October 2019.

The scheme is a mix of studio, one-bedroom and two-bedroom apartments and is due for completion Q2 2021.

Our Role


Douglas Wallaces’ collaborative relationship with Dublin City Planning Department, along with a robust design solution, ensured a quick turnaround in the planning application with the project emerging from the appeals process unchanged.

From the outset Douglas Wallaces’ remit was to ensure that the buildability of the scheme, through value engineering, enabled the project to transition immediately into tender action following a positive planning decision.

The scheme is designed to be future proofed, with electric car charging points for all apartments and designed to NZEB regulations conforming to new energy requirements.

The front block, overlooking Harolds Cross Green, will form part of the existing terrace. This required the retention of the front facades along with a sensitive design approach as requested from the local planner.
