Overview

The application for Cork Street & Brickfield Lane was for a 281 Bed Student Residence along with Leisure and Commercial Offices.

Early negotiations with Dublin City Planning Department led to an in principle agreement as to the architectural massing and quantum of the development. Negotiations also took place with the adjacent owners to understand any observations they had and these were accommodated in the final planning permission documentation which led to no third party appeal.

Douglas Wallace managed the entire consultant team ensuring that the planning documentation was robust and sufficient to ensure a positive consideration.

Planning permission was sought in July 2016. The Request For information (RFI) issued in September 2016 was limited in its request for additional information. Following our response, the Notification to Grant was issued in December 2016.

The challenge

To maximise the height and density of the site at Cork Street & Brickfield Lane in order to substantially increase its residual value for our client, Development 8.

This involved the design, development & submission of a planning application for a 281 Bed Student Residence along with Leisure and Commercial Offices.
Following advanced negotiations with Dublin City Planning Department as well as adjacent owners, a final design was agreed in principle and submitted for approval.

The Result

A grant of permission was received, with no third party appeal.
Douglas Wallace managed the entire consultant team ensuring that the planning documentation was robust and sufficient to ensure a positive consideration and outcome.
The property was subsequently sold and is now operated by an international student accommodation provider.
