The Tannery, Cairns Hill, Sligo
Only a few houses remain for sale at The Tannery, an acclaimed residential development on Cairns Hill, Sligo, while apartments at the development have just launched. Designed by the award-winning design firm, Douglas Wallace Architects and developed by Novot Holdings, the scheme has set a new standard for premium homes in the northwest. Such has been its success the development now acts as a new benchmark for quality and design excellence in housing across the region.
The Tannery comprises seventy-four, A-rated homes, with a mix of three- and four-bedroom family houses and one- and two-bedroom apartments. Set on an elevated site overlooking Sligo Town, the development has been carefully planned to maximise its spectacular location. From almost every vantage point, residents enjoy sweeping views across Knocknarea, Benbulben and the Atlantic coastline beyond, making the surrounding landscape part of everyday life.
The design of The Tannery has been led by a deep consideration of how people want to live. Lead architect Damian Meehan of Douglas Wallace Architects explained that from the beginning, the vision was to create homes that were not only visually striking but also enhanced daily living. Higher-than-standard ceilings add volume and light, while expansive glazing allows sunlight to pour into interiors, giving living spaces a natural warmth and openness. Many homes feature large openings to private patios and rear gardens, ensuring a seamless connection between indoors and outdoors. On the upper levels, the careful placement of Velux roof windows frames dramatic views towards Sligo Bay, creating moments of delight and surprise within the architecture.
Internally, the houses and apartments are distinguished by generous proportions and layouts that prioritise functionality as well as style. Kitchens are designed as the heart of the home, balancing sleek modern cabinetry with highly practical arrangements. Bedrooms are comfortably scaled and well-lit, while bathrooms are spacious, well-proportioned and finished to the highest standard. Every detail has been considered, from the flow of space through to the finishes, so that the homes feel both contemporary and enduringly comfortable.
The masterplan itself was shaped by the topography and history of Cairns Hill. The development has been positioned with sensitivity to the archaeological heritage of the site and the natural beauty of its surroundings. The arrangement of homes ensures that the architecture complements rather than overwhelms the landscape. A central landscaped green provides a focal point and amenity for residents, while tree planting, pathways and open spaces contribute to a strong sense of community and balance. Due to the arrangement of the individual houses on the site and the large green areas within the development, each house benefits from privacy front and rear and a great sense of open space and proximity to the surrounding countryside and scenery.
This combination of contemporary architecture and thoughtful landscaping has created not just a collection of houses but a distinctive new neighbourhood that has already attracted a thriving mix of families, professionals and downsizers.
For residents, the location offers the perfect balance of urban convenience and lifestyle appeal. Sligo Town is less than two kilometres away, providing easy access to schools, shops, cultural venues and healthcare facilities. The surrounding area is renowned for its leisure and sporting opportunities, with surfing, sailing, golf, hiking and cycling all available close by. At the same time, strong transport connections, including the N4 Sligo–Dublin Road and local bus and train services, ensure that the development is well connected both locally and nationally.
Paul Maguire of Novot Holdings stated that the core objective of The Tannery is to honour its surroundings while introducing a calibre of residential living previously unseen in Sligo.
“From the outset, our aim was to create a development that was truly premium but also rooted in the character of Cairns Hill. We wanted to show that homes could be modern, light-filled and energy efficient, while also offering value and longevity to the community. The response from buyers has been overwhelming, and to see Sligo County Council now referencing the scheme as a benchmark for future housing is an endorsement of the care and ambition that went into every stage of this project.”
With most homes already sold, the development has proven to be one of Sligo’s most successful residential projects in recent years. Demand has remained strong thanks to its combination of location, architectural quality and energy performance, and with only a limited number of units available, interested buyers are urged to act quickly to secure one of the remaining properties.
