Opened in 2017, ‘The Waterfront’, is a €150m mixed-use complex located in the international commercial district of Al Shatti, Muscat, Oman.
The client, S&T Group is one of the leading diversified business conglomerates, headquartered in Oman, with operations in 14 countries throughout Europe, Middle East, Asia and Africa.
The scheme comprises of 350,000 square foot of development with retail taking centre stage to the ground and first floor levels, spa and hospitality facilities to the second floor and executive offices to the upper floors. This is complemented with an underground car park of 360 parking spaces located on 200m of beach frontage.

Our Role
The role Douglas Wallace Consultants undertook was to look at the financial asset management through the design process to ensure financial viability and stability as the project progressed. Douglas Wallace Consultants have been involved with international consultants in the delivery of the quantitative analysis of the retail requirements in the Oman market bringing 40 new retailers to the market as well as producing solutions based on knowledge and experience.
The result being the doubling of the asset value of the project despite the area not having increased at all. Here we brought to the table, not just a design solution but the added value of sound financial insight and experience. The architectural façade and interior were designed with cultural considerations being followed strictly from composition to division, with simplifications made to the detailing to ensure the project meets the requirements of the modern age and the commercialisation aspect as well as respecting the local culture in relation to materials, detailing and design whilst at the same time enhancing customer experience and reinforcing the waterfront destination.
