Preparation of the masterplan and submission of full SHD planning application for a 115 home Strategic Housing Development at Coleville Road, Clonmel, Co. Tipperary.
Located minutes from Clonmel town centre the design evolved after consultation with both the Tipperary and Waterford City County Councils. Leveraging the spectacular views of the Comeragh Mountains to the south and the River Suir to the north, the scheme promises to be not just one of the largest SHDs to receive permission locally in recent times but also one of the most striking.

Our Role
Douglas Wallace Consultants were engaged as master planners and architects to develop the scheme. With a deficit of housing stock in the local area and densities under scrutiny our role was to negotiate with the local councils to create something unique that would satisfy local housing needs while respecting the immediate environment and at the same time provide commercial value and density for the developer.
Overcoming the challenges of not just the Special Area of Conservation that exists along the banks of the River Suir, the design also takes into consideration the pre-historic standing stone, a notable monument, located on the site.
Embracing both by making them distinctive features of the scheme, the solution is a unique urban estate defined by its attractive open spaces, landscaped green areas and views to take your breath away.
People and Community are at the heart of this development with a childcare facility, bike parks, soft play areas, communal gathering spaces as well as quiet seating areas included in the design. With traffic prioritisation given over to pedestrians and cyclists, the scheme progressively supports a diverse and sustainable community of families and individuals.
