Overview

This building at 11 Ormond Quay, due to its historical importance is a protected structure. Dating as far back as the late1600’s It has lain vacant for a long time and had been subject, over the years, to numerous botched interventions. With proof that its function as office space had failed, the brief from our client was for us to explore the residential options and submit an application to Dublin City Council (DCC) for change of use as well as it’s renovation and extension. In finding a solution that satisfied both our Client’s and DCC’s requirements as well as made commercial sense, it was necessary to explore numerous functional and design options. We were then required to present our findings and recommendations to DCC for comment in advance of submitting the planning application.

Our Role

Douglas Wallace’s role in this project was to liaise with the planners, the conservation officer and the Client. Having completed the design explorations, the most appropriate solution was for a change of use of the whole house to short stay apartments. DCC were strongly against such use as they favoured long term residential in the city centre. Following consultation and in understanding the concerns raised by the council regarding the status and desired function of the building DW were able to present a comprehensive set of documents for 8 studio apartments. The proposed design solution enhanced the building for its proposed use whilst at the same time restoring its original authenticity of historic fabric and structure. A clean planning permission with no onerous conditions was granted.
